Here's what the whole thing looks like locally, with rough timing.

Weeks 1 and 2: setup

Meet with us, talk with a lender, get pre-approved, and narrow your areas. If you're relocating, this is when we start the video tours.

Weeks 2 to 8: touring

You'll see homes in person or on video as they come up. Most of our buyers tour somewhere between five and twenty-five homes. Both markets move fast on well-priced homes, and slowly on everything else.

Offer week

We write, negotiate, and go under contract. Mutual acceptance starts every deadline that follows.

Days 1 to 10: inspections

General inspection plus any specialists, then the repair conversation. This is the busiest stretch, and the one where having two of us matters.

Days 10 to 30: lender and title

Appraisal, underwriting, title review, and homeowners insurance. Your job is to answer document requests quickly; ours is to keep everyone moving.

Closing week

Final walkthrough, signing at escrow, funding, and recording. In Washington you get keys once the sale records with the county, usually the same or next day. Idaho closings follow a similar path with their own forms and timelines.

After

We hand over everything we've collected on the house: inspection reports, manuals, contractor names, and the plat if there is one.
