What makes buying a high-end home different?
- Comparable sales are often hard to find. At the top of a market, no two homes are alike. Value comes from judgment about land, view, frontage, build quality, and finish, not from a price-per-square-foot average. With a background in appraisals and many high-end sales under our belts, our experience makes sure you get the most for every dollar.
- Inventory is quiet. A meaningful share of high-end property sells privately. Finding the right home often starts with a phone call rather than a search.
- Due diligence goes further. Wells and septic, shorelines and dock permits, easements and shared roads, guest houses and outbuildings, and whether what's built was permitted. Each adds time and specialists, digging into the history of the home and its care.
- Financing may take longer. Jumbo loans, portfolio lenders, and appraisals on unique properties all stretch timelines. We plan for a longer escrow instead of being surprised by one.
- Negotiation looks different. Sellers at this level are rarely under pressure. Closing dates, possession, personal property, and privacy often matter more than the last percent of price. We find out which terms matter most and get you the best deal possible.
- Discretion is expected. Private showings, limited photography, and quiet marketing when that's what the situation calls for.
