Here's what happens from the first call to the day you hand over the keys.
1. The walkthrough
We tour your home, talk about your timeline, hear your story and the memories you made here, and make a prep list: what's worth doing, what isn't, and what we'd skip entirely. We make sure any work we recommend will either increase the value of your home or remove friction, making it easier to sell.
2. The pricing meeting
After touring your home, we bring the comparable sales and show you our reasoning, along with a net sheet at a few price points so you can see what you'd actually keep. You make the call.
3. Prep and marketing
Nothing affects marketability more than price, and nothing sells a well-priced home faster than presentation. What we do, at our expense:
- Professional photography so buyers can picture the home before they walk in
- Drone imaging, video, and 3D Matterport tours where they help, which also produce a floor plan
- A pre-title commitment ordered early to reduce the risk of title problems at closing
- MLS listing in Spokane, Coeur d'Alene, and Selkirk, which feeds Zillow, Redfin, Realtor.com, and the rest
- Email marketing to roughly 1,000 top agents in the region
- Office tours, in person and virtually at our weekly meeting, so other agents know the home
- Social media across our channels and networks
- Yard sign, flyers, and brochures
- Staging consultation, and a local stager if the home is vacant
Before real estate, Branden spent more than ten years in marketing and design for the Seattle Sounders, Melinda Gates, national radio groups, and a range of nonprofits. We use that background to position your home, not just list it.
4. Showings and feedback
We keep you posted on traffic and what buyers are saying. If the first ten days are quiet, we tell you why and what we'd change, rather than waiting a month.
5. Offers
We review every offer with you: price, terms, financing strength, and the buyer's likelihood of actually closing. Then we negotiate.
6. Under contract to closing
Escrow opens, the buyer applies for their loan and schedules inspections, their lender orders the appraisal, and we manage every deadline in between. We'll communicate weekly, often daily.
7. Closing day
Sign at escrow, the sale records, and you're done. We'll still pick up the phone next year.
