What comes out of your proceeds, and roughly when.

Before listing

  • Prep. Paint, repairs, cleaning, landscaping. Most sellers spend somewhere between a few hundred and a few thousand dollars.
  • Staging, if we recommend it.
  • Pre-inspection, optional, and sometimes worth it on older homes to avoid surprises later.

Photography, video, floor plans, and marketing are ours to cover.

At closing

  • Commissions. Negotiable and agreed in writing before we list. Whether you offer compensation to a buyer's agent is your decision, and we'll talk through the tradeoffs.
  • Excise tax. In Washington, the real estate excise tax is customarily paid by the seller. Idaho has no comparable transfer tax.
  • Title and escrow fees. Split by local custom and negotiable.
  • Payoff. Your mortgage balance plus interest through the payoff date, and any liens.
  • Prorated taxes and HOA dues through closing.
  • Negotiated credits from the inspection.

After closing

Moving costs, any rent-back if you stay on, and capital gains if your profit exceeds the exclusion. The exclusion is significant for most primary-residence sellers, but the rules have conditions, so talk to your CPA.

We'll prepare a net sheet before you list and update it with every offer, so you always know what you'd walk away with. Figures depend on your loan, county, and the final terms.
