Should I start high so I have room to negotiate?

Buyers today are well informed, and homes priced too high sit longer and lose momentum. Pricing competitively from the start attracts more buyers and often produces stronger offers.

Will my home's value reflect what I paid plus upgrades?

Some upgrades add value; others simply make a home more attractive. Market value comes from buyer demand and comparable sales, not from past investment.

Can I get a better offer if I hold out?

The first serious offer is often the best one. New listings generate the most interest in the first few weeks, when buyers are most active. Waiting reduces urgency, which tends to mean fewer offers and price reductions later.

If my home doesn't sell quickly, should I just lower the price?

Strategic pricing from the start is the better answer. Reductions signal to buyers that something might be wrong. We'd rather price it right the first time than chase the market down.

Is waiting for the peak market the best strategy?

Timing the market perfectly is nearly impossible, and every season has advantages. What matters more is your personal timeline, local trends at your price point, and buyer demand.

When should I call you?

Earlier than you think. Two months out is enough time to do the prep that pays; two weeks usually isn't. There's no cost to a conversation.

What should I fix first?

Paint, light fixtures, landscaping, and anything that reads as deferred maintenance. Skip the kitchen remodel. We'll walk your home and tell you what's worth doing, and we'd usually rather you spend less.

Do I have to be out during showings?

Yes, for about an hour. Buyers don't linger when the owner is home, and lingering is how homes sell. Take the pets with you if you can.

How long will it take?

Well-priced homes in good condition typically go under contract in a couple of weeks, then take about a month to close. Unusual properties, high price points, and rural acreage take longer.
