Our Process
Helping you find a home is only part of our job. Getting to know you, your dreams, and your financial plans will help us make sure the home we find is right. We follow a tried-and-true process that makes finding your next property as easy and stress free as possible, and more importantly, eliminating unnecessary surprises and helping you make a wise and informed decision.
Whether it takes days or potentially months to find your next property, this process is designed to get you the best result, every time.
STEP 1: Our Buyer Consultation
Once we are connected, we will schedule a 60-minute consultation, in person or over Zoom, to begin to get to know each other. We want to learn about your goals, your plans, your wants and needs, as well as getting to know your fears and apprehensions about purchasing a home, if any. We will also invite you into our practice and show you how we tailor your search and leverage our network to find the best opportunities for you.
STEP 2: Agreeing to Work Together
If you decide that you’d like to hire us to help you find your next property and negotiate the best terms, we will enter into an agreement that details the services we will provide! During our consultation, we will explain exactly how, when, and by whom our fees are paid.
STEP 3: Figuring Out Financing
Our goal is to bring together the best team in your corner to make the home-buying process a breeze. That often includes a lender (unless you are paying cash). There are a number of lenders and programs out there, including down payment assistance programs for those who qualify. The key is finding the program or loan that best fits your needs for your property plans. Early in the home search, we work to help you get connected with a quality lender who will give you the best chance at getting your offer accepted with terms most beneficial to you.
STEP 4: The Search Begins
This is where it gets really fun. We set up a search within our listing service that will automatically update us when properties that match your criteria become available. We also manually search every day. Between your search on the apps and our local market knowledge, we make sure no property slips by that could be a good fit.
STEP 5: Showings
We will start to refine the homes you are most interested in and head out to tour. Our goal is to get you into homes to begin assessing if they will be the right fit for you and your family. We use this time to analyze, critique, and dream about a property from all angles. Are there any potential defects we want to pay close attention to in an inspection? Will this home work for your purposes now? In 5 years? 10? Are we ready to make an offer?
STEP 6: Making an Offer
There are many elements to creating an offer, and we will help you decide on key elements to put you in the most powerful negotiating position possible. The highest offer isn’t necessarily always the best, and we work with you to craft a compelling offer that has the highest chance of getting accepted, while negotiating for terms favorable to you.
STEP 7: They Accepted Your Offer, Now What?
Once we get an offer accepted, we will guide you through the process of getting your contract to close, including escrow, inspection, home insurance, and other key dates to make sure you’re set and approved to move after on closing day!
